1) What paperwork will be required with the application?

  • A government-issued photo ID 
  • Proof of income
  • Photos and vaccination records for pets, and/or HUD-required paperwork for assistance animal(s)

2) What is your pet policy?
Some properties do not permit ANY pets. Where pets are permitted, there are restrictions on breed, age, number and size of pets. For each of your pets an application/profile must be submitted and approved, with an addendum to lease and non-refundable pet fee(s) and/or additional pet deposit paid. Fees and deposits are waived for medically necessary animals. Reptiles will not be permitted. Renter's insurance policy with animal liability coverage will be required for pet dog owners. 3) What payments are required prior to move-in?
We generally require payment of 1st month's rent as a holding deposit. Prepayment of last month's rent may be required for some applicants, based on their rental history, income or credit. A security deposit in a minimum amount of one months rent OR a billing authorization via OBLIGO will be needed. Visit www.myobligo.com for details.

4) I really like this rental but am not ready to move. Will you hold it for me?
A holding deposit (1 month's rent) will be due within 24 hours of application approval to take the property off the market. If the application is approved and applicant fails to enter into a lease within 3 business days after approval, the applicant shall forfeit this deposit and the property will be put back on the market. Once a lease is signed, this deposit shall be applied to the first month's rent.

5) I have no rental or home ownership history. Can I still qualify to rent?
If you are otherwise qualified, but have never owned or rented before, we may accept a qualified Guarantor (a separate application is required). Guarantor must be a Florida resident, with a credit score of 650 or higher, and with verifiable income ratio of at least 4.5 times gross income to rent amount.

6) Why can't I just see a tenant-occupied property without applying to rent and being fully approved?
To minimize disturbing the current tenants, we only show occupied properties to fully approved applicants. After applications for all residents are approved, a showing will be scheduled. Prospective renters will have 24 hours to put down a holding deposit and additional 3 Business Days to sign a lease, with payment in full.
